Fidelity Property Inspection, LLC certify that their inspectors have no interest, present or contemplated, in the above mentioned property or its improvement and no involvement with trades people or benefits derived from any sales or improvements of the property. To the best of our knowledge and belief, all statements and information in the inspection report are true and correct. Any opinions expressed by the inspector regarding adequacy, capacity, or expected life of components are general estimates based on past information and performance of similar components. No verbal statements or information provided as a courtesy by the inspector shall expand the scope of the inspection or take precedence over the inspection report.

 

This inspection, along with any subsequent re-inspections of the property conditions, is performed in accordance with the American Society of Home Inspectors (ASHI) Standards of Practice and Code of Ethics. Copies are available upon request if needed. Your inspector is a property inspection generalist and is not acting as a licensed engineer or expert in any trade. This inspection is intended to provide the client with a better understanding of the property conditions, as observed at the time of inspection only. It is not intended to reflect the value of the premises, nor make any representation as to the advisability of purchase. The inspection should not be construed as a compliance inspection of any governmental or non governmental codes or regulations. The inspection and report are not intended to be technically exhaustive, or to imply that every component was inspected, or that every possible defect was discovered. The report expresses the personal opinions of the inspector, based upon his visual impressions of the conditions that existed at the time of the inspection. The inspection and report are not intended to be a warranty or guarantee of the present or future adequacy or performance of the structure, its systems, or their component parts, nor that all defects have been found or that Fidelity Property Inspection will pay for the repair of any defect not discovered. The inspection and report do not constitute any express or implied warranty of merchantability or fitness for use regarding the condition of the property and it should not be relied upon as such.

 

Systems and conditions which are not within the scope of the property inspection include, but are not limited to: formaldehyde, lead paint, asbestos, toxic or flammable materials, and other environmental hazards; pest infestation, playground equipment, efficiency measurement of insulation or heating and cooling equipment, washing machines, dryers, internal or underground drainage or plumbing lines or bathtub overflow drains, any systems which are shut down or otherwise secured; water wells (water quality and quantity) zoning ordinances; intercoms; security systems; heat sensors; cosmetics or building code conformity. No disassembly of equipment, opening of walls, moving of furniture, appliances or stored items, or excavation is performed. The inspection will not include any area that has access or clearance less than thirty inches in any direction, or is not safely accessible from a fourteen foot ladder. All components and conditions which by the nature of their location are concealed, camouflaged (heavily painted, caulked or patched over) or difficult to inspect are excluded from the report. It is impossible to know the condition of any item or system that is not viewable.

 

Full EIFS (Stucco) inspections are not part of the normal inspection as they require permission from the owner to probe walls and perform moisture testing that go well beyond this cursory examination.  The water tightness of the roofing system is unknown unless it is viewed while raining and leaks are observed, it is not possible to guarantee that a roof will remain leak free for any period of time. Although the inspector may note that mold was or is present no testing of the substance was performed. If any mold/fungi/mildew is viewed it is advised to have the area tested for the identification of the type of mold/fungi/mildew and proceed accordingly or contact the state health department for more information. Any general comments about the aforementioned systems and conditions are informational only and do not represent an inspection.

 

Should any disagreement or dispute arise as a result of this inspection or report, it shall be decided by arbitration and shall be submitted for binding, non-appealable arbitration to the Better Business Bureau in accordance with its arbitration rules then pertaining, unless the parties mutually agree otherwise. In the event of a claim, the Customer will allow the Inspection Company to inspect the claim prior to any repairs or waive the right to make the claim. Customer agrees not to disturb or repair or have repaired anything that may constitute evidence relating to the complaint, except in the case of an emergency.

 

I (customer) hereby request a basic visual inspection of the readily accessible areas of the structure. This inspection is limited to visual observation existing at the time of the inspection. The Customer agrees and understands that the maximum liability incurred by The Inspector/The Company for errors and omissions in the inspection shall be limited to the amount of the fee paid for the inspection. Use or reliance on the findings of this inspection and report in any way binds the Customer to the terms and limitations of the inspection as noted herein and within the aforementioned Standards of Practice.

 

In the absence of Client to sign this service agreement prior to or at the time of the inspection, this contract shall be part of the report. Acceptance of the report, and / or payment for the inspection is an acknowledgement, acceptance, and agreement by Client(s) to the terms of this service agreement, limitations listed in the report, and an acknowledgement that the inspection includes only those items listed as inspected in the inspection report.

 

(If this is a joint purchase, signer represents actual authority to sign for both parties.) Real Estate Agents may sign under your fiduciary duties to your client if client is unavailable
